The main objective of this research is to analyze the potential of geotourism as an effective tool in cultural heritage conservation and the application of legal frameworks in this context. The central issue of the research is identifying the challenges associated with the protection and organization of cultural heritage within the framework of national and international laws. A descriptive-analytical research method is used, which includes the review and analysis of articles and reputable sources in the fields of geotourism and cultural heritage law. This study also conducts a comparative examination of heritage protection laws in Iran and other countries, particularly in legal and practical aspects, and offers solutions for improving the protection of historical sites in Iran. The findings indicate that geotourism can significantly enhance public awareness and attract financial resources for the conservation of cultural heritage. Furthermore, legal issues related to the protection of immovable monuments and challenges concerning private and public ownership in Iran must be addressed to ensure that conservation processes are implemented more effectively and sustainably. این مقاله به بررسی چالش‌ها و راهبردهای حفاظت از میراث فرهنگی با تمرکز بر ژئوتوریسم و روش‌های حقوقی حفاظت از آثار غیرمنقول در ایران می‌پردازد. هدف اصلی این تحقیق، تحلیل توانمندی‌های ژئوتوریسم به‌عنوان یک ابزار مؤثر در حفاظت از میراث فرهنگی و استفاده از قوانین حقوقی در این زمینه است. مسئله اصلی تحقیق، شناسایی چالش‌های موجود در حفاظت و ساماندهی این میراث در چارچوب قوانین ملی و بین‌المللی است. در این راستا، از روش تحقیق توصیفی-تحلیلی استفاده شده است که شامل بررسی و تحلیل مقالات و منابع معتبر در حوزه‌های ژئوتوریسم و حقوق میراث فرهنگی است. تحقیق حاضر همچنین به مطالعه تطبیقی قوانین حفاظت از میراث فرهنگی در ایران و کشورهای دیگر، به‌ویژه در زمینه‌های حقوقی و عملی پرداخته و راهکارهایی برای بهبود وضعیت حفاظت از آثار تاریخی در ایران ارائه می‌دهد. نتایج این تحقیق نشان می‌دهد که ژئوتوریسم می‌تواند به‌طور قابل‌توجهی در افزایش آگاهی عمومی و جذب منابع مالی برای حفاظت از میراث فرهنگی مؤثر باشد. همچنین، مشکلات حقوقی در زمینه حفاظت از آثار غیرمنقول و چالش‌های مرتبط با مالکیت خصوصی و دولتی در ایران باید مورد توجه قرار گیرد تا فرآیندهای حفاظت به‌طور مؤثرتر و پایدارتر اجرا شوند.
