چکیده
یکی از مهم ترین مباحث توسعۀ پایدار شهری، بررسی و پیشبینی الگوی تغییرات کاربری اراضی است، شهر فردا، نتیجۀ تصمیمات امروز است؛ بنابراین نمی توان بدون توجه به آینده برای مسائل و چالش های پیش رو به ویژه در زمینۀ کاربری اراضی در کلان شهرها آماده بود. گسترش شهرنشینی و رشد فیزیکی شهرها، فشار توسعه اقتصادی، بهره برداری بی رویه از منابع موجود، تغییرات غلط کاربری اراضی و دست اندازی بشر به اراضی کشاورزی، جنگلها و مراتع سبز پیرامون شهرها، روز به روز باعث برهم زدن تعادلهای زیست محیطی و اکولوژیکی پیرامون زندگی شهری نسلهای حاضر و آینده می گردد. به نظر می رسد وابستگی اقتصادی شهرهای جهان سوم از عوامل مهم در الگوهای تغییر کاربری اراضی شهری در ایران است که ضرورت دارد در تدوین برنامه ها به این عامل توجّه و برنامه های توسعۀ شهری و کاربری زمین در سطح شهر در مقیاسی محلی در ارتباط با برنامه های منطقه ای و ملی و حتی جهانی تدوین شود. این امر لزوم توجه به مدیریت یکپارچۀ فضایی شهری را نیز ضروری می سازد. هدف این پژوهش بررسی و شناسایی عوامل مؤثر بر تغییرات کاربری اراضی در محدوده و حریم شهرهای ایران و اثرات و چالشهای ایجاد شده از سوی این عوامل در شهرهای کشور است. در نهایت پیشنهاداتی برای برون رفت از چالشهای پیش آمده ناشی از تغییر بی رویه کاربری اراضی، کاهش و یا تعدیل اثرات منفی ناشی از تغییرکاربری ارائه می گردد. نتایج پژوهش نشان می دهد عواملی همچون نقش اقتصادی شهر، طرح های توسعۀ شهری، نقد

چکیده English

One of the most important issues in sustainable urban development is the study and prediction of land use change patterns. The city of tomorrow is the result of today's decisions; therefore, it is impossible to be prepared for the upcoming issues and challenges, especially in the field of land use in large cities, without considering the future. The expansion of urbanization and the physical growth of cities, the pressure of economic development, the excessive exploitation of existing resources, incorrect changes in land use, and human encroachment on agricultural lands, forests, and green pastures around cities are increasingly disrupting the environmental and ecological balances surrounding urban life for present and future generations. It seems that the economic dependence of third world cities is one of the important factors in the patterns of urban land use change in Iran, which requires attention to this factor in the development of programs, and urban development and land use programs at the city level should be developed on a local scale in connection with regional, national, and even global programs. This also necessitates the need to pay attention to integrated urban spatial management. The aim of this research is to investigate and identify the factors affecting land use changes within the boundaries and boundaries of Iranian cities and the effects and challenges created by these factors in the cities of the country.
