Abstract
Attention to deteriorated and old urban fabrics and addressing their instability has been a serious concern for organizations involved in urban regeneration. The necessity of intervention in these areas has been emphasized at different periods of time. The aim of this study is to analyze urban regeneration in deteriorated urban fabric and present a future development model, with Mahshahr City as a case study.The research methodology was based on a questionnaire for evaluating the improvement and rehabilitation of deteriorated urban fabric with a community-based approach. The collected data were analyzed using Excel and SPSS software. The statistical population consisted of the residents of Mahshahr City, and a sample size of 385 individuals was determined based on Cochran’s formula. The validity of the questionnaire was assessed through its distribution among 21 university professors specialized in questionnaire design and revision. The reliability analysis using Cronbach’s alpha coefficient indicated a value higher than the acceptable standard level of 0.70.Urban regeneration projects, as a platform for social and economic functions, contribute to improving the socio-economic conditions of these areas,
