Evaluation and Prioritization of Stimulating Urban Design Components in Urban Development of New Areas of Urmia

Abstract
Urban expansion and population growth have made new area development a key urban management strategy. Urban regenerative design plays a crucial role in enhancing quality of life and sustainability. This applied, descriptive-analytical study evaluated and prioritized regenerative design components in new areas of Urmia. A sample of 384 residents was selected via simple random sampling using Cochran’s formula. Data were collected using a researcher-made Likert-scale questionnaire, validated by Cronbach’s alpha (0.924) and structural equation modeling indices. SPSS and Smart PLS software were used for analysis. Descriptive statistics showed a mean score of 2.62 out of 5 for four dimensions, indicating an unfavorable status. The environmental dimension ranked first (2.81), while the physical dimension ranked last (2.44). One-sample t-tests confirmed all dimensions (economic, physical, social, environmental) were significantly below average. ANOVA revealed significant differences among age groups regarding economic, physical, and social dimensions. Structural equation modeling (PLS) indicated that all four dimensions positively and significantly impact urban regenerative design. The physical dimension had the highest impact (path coefficient 0.342), and the environmental dimension the lowest (0.268). Finally, urban regenerative design significantly and strongly influenced the development of new areas in Urmia (path coefficient 0.726).
