بررسی مدل سازی یکپارچه حمل و نقل و کاربری زمین در شهرها، مورد مطالعه کلانشهر شیراز

چکیده

جدا بودن فرآیند تصمیم گیری حمل و نقل و کاربری زمین و مسایل و مشکلات ناشی از آن، از چالش های بسیار مهم شهرسازی در ایران می باشد. با در نظر گرفتن این مساله مقاله حاضر یافته های یک تحقیق تجربی جهت مدل سازی یکپارچه حمل و نقل و کاربری زمین را بیان نموده است. در این راستا ابتدا به بررسی فرآیند برنامه ریزی حمل و نقل و کاربری زمین پرداخته شده و مدل های استفاده شده در هر دوره مورد بررسی قرار گرفته است. همچنین رویکردهای سفر در قالب دو رویکرد مبتنی بر سفر و مبتنی بر فعالیت بیان شده است. مدل اوربانسیم به عنوان مدل مورد مطالعه این مقاله انتخاب شده و بخش هایی از مناطق یک و شش کلان شهر شیراز به عنوان محدوده مطالعاتی در نظر گرفته شده است. جهت دستیابی به داده ها و اطلاعات مورد نیاز برای مدل سازی از سرشماری عمومی نفوص و مسکن سال 1395، مطالعات طرح جامع حمل و نقل شیراز، نقشه های GIS طرح تفصیلی شیراز و همچنین پرسشنامه استفاده شده است. تعداد پرسشنامه های تکمیل شده، 360 پرسشنامه می باشد.تحلیل ها و مدل سازی های انجام شده با نرم افزار اوربانسیم در قالب مدل های قیمت بازار مسکن، مدل انتخاب مکان خانوارها و مدل انتخاب مکان شرکت بیانگر تاثیر مستقیم متغیر دسترسی پذیری و مساحت بر قیمت واحدهای مسکونی، انتخاب محل سکونت و شرکت(اشتغال) می باشد.

Decision-making process of transportation and land use being apart, and the problems arising from it, are enormous challenges of urban planning in Iran. Increase car ownership, noise and air pollution, environmental issues etc. are some of the consequences of decision making process of transportation and land use being apart. Regarding this issue, the following paper presents the findings of an experimental research in order to reach a transportation and land use integrated model. In this regard, first, the process of transportation and land use planning is explored and the models used in each period are discussed. Also trip approaches are expressed in two forms of trip-based and activity-based approaches. Urbanism model is chosen as the model studied in this paper, and parts of district 1 and district 6 of city of Shiraz metropolitan area are considered as the case studies. In order to access the data and information needed for modeling, documents of Iran national population and housing census of year 1395, Shiraz transportation master plan, GIS maps of Shiraz detailed plan and also questionnaire are being used. The number of completed questionnaires is 360. Analysis and modeling with urbanism software, as Market Price Model for Residential Units, Household Location Choice Model and Firm Location Choice Model, shows that accessibility and area variables have direct effect on residential units' price, household and firm location.
