At present, the indiscriminate land use change of agricultural land is one of the major challenges facing the Iranian agricultural sector, since it removes significant part of the agricultural lands from the production cycle. Accordingly, the main objective of this study is to investigate the implications of agricultural land use change in rural areas. The method of this research is descriptive-analytical and library and survey methods (using a questionnaire) are used to collect the data. The statistical population of the research is rural areas of Sari, with a focus on villages with population of more than 500 individuals. The rural sample size is 25 villages, which were determined using Stratified random. Using Cochran Formula, 381 families were selected as the sample size for the distribution of the questionnaire. The results that were obtained through descriptive and inferential statistics showed that the area of arable land decreased by 25.4% from 2007 to 2018. On the other hand, with increasing of land purchase and sale, unauthorized construction in the light of weak local management, and low deterrence of rules about land use change, the natural landscape of the villages faces serious challenges which can gradually increase the unsustainability of the environment and make the villages more vulnerable to natural disasters such as floods, earthquakes and landslides.
